“The Predosa" is an ancient Trattoria on the hills of Salsomaggiore Terme, precisely situated in the small village of San Giovanni in Contignaco which is famous for its Pieve Romanica.
It has always been a  meeting place for the citizens and a thermal destination for tourists not only coming from neighbouring provinces but even from all over Europe also for its typical products and food.  
The building has an historical value and is owned by the same family for over three generations. 
The structure dates back to 1800, so the main part is composed of stones and bricks, while the parts that were built more recently, to expand services, are built with current materials.
It is surrounded by greenery and 5000 square meters of land reserved for vineyard, vegetable garden, orchard and paddock for farm animals.
"The Predosa" is just 5 km far from the Spa town of Salsomaggiore (Spa-tourism nouveau capital in Europe), it is less than 1 km from Golf Country Club, while the city of Parma is only 30 km far. 
The restaurant (currently working and never stopped during the last 60 years) is composed of one room with a fireplace that can accommodate up to 100 people, a large and bright kitchen (25 sqm) which was renovated in 2000. 
The cafè bar occupies the central part in correspondence of the main entrance; adjacent to the bar there is also a large room used as a pantry, in the basement there is a stone&brick-cellar particularly suitable for meats seasoning and proper preservation of the wine. 
As dehors there are a 30 sqm porch and a 35 sqm garden, which is covered with ivy and wild vines.
In the upper-level of the building, used as a dwelling, there are 3 bedrooms (one with terrace), a large bathroom, a kitchen and an attic room with fireplace; from the upstairs hallway you can reach the loft (1,8 mt high in the center) through a retractable staircase.
The trattoria is located in a very quiet hilly area with a really good climate: it has never had hydro-geolical problems, in fact the owners built their home close to it.
Last but not least, the importance of Parma as a historical city (with its monuments, opera, museums etc.), and as the world capital of the food industry, both as a producer (parmesan, ham, culatello etc.) and as EFSA headquarters.

add a B&B to the restaurant using the rooms already available,
