The agritourism, after years of work despite the crisis, increases its turnover every year and now we don't need so much advertising investments; we are open 11 months a year and even in the low season we are almost always full on weekends. We have excellent reviews online: on Tripadvisor we have a score of 4/5 with 290 reviews and an excellence certificate in 2013, 2014, 2015 and 2016. On booking.com we have a score of 8.1/10 and an excellence certificate for 2015; we have just received the 2016 Awards. The Italian website for lots of keywords regarding agritourism is always in the first, the second or the third page in Google. We are in Google Maps, Yelp and Bing Maps; we have also a newsletter with 2900 users and a Facebook page with more than 500 registered users.
Each bedroom has an en-suite bathroom and this allows us to rent the apartments as double bedrooms in the low season. We take advantage of every season and this allows us to produce a turnover above the average of our competitors. The activity is perfectly thriving and profitable for a family of two persons. We are selling the property because we are moving abroad.
The farm has a surface of 5 hectares with 1.45 ha of olive tree grove, then there is a forest, arboricolture for wood and cultivations.
We have the permission for 12 beds and half-board till 12 persons; the agritourim has a surface of about 259 sqm (reception and communal areas), plus 135 sqm of cellars and other communal spaces; there are also 2 apartments for a total of 160 sqm of residence and a cabin of 90 sqm. We are immersed in the olives, in a hilly position, panoramic on the Valdichiana and delightfully ventilated on Summer.
